Separate the home from community charges
When comparing an Arizona property in an association with one outside an association, enter the actual dues rather than copying the same figure. Ask whether the dues fund services you would otherwise pay for directly, and whether a separate assessment is pending.
Build the cash reserve alongside the payment
Request the parcel’s annual tax estimate and a property-specific insurance quote. For a house with a pool, solar agreement or significant cooling equipment, list those operating or contract costs separately. The calculator does not infer them from the purchase price or city name.
