How this calculation works

The worksheet adds origination, settlement, appraisal, recording and transfer charges. Prepaid interest, insurance and the initial escrow deposit are tracked separately. Down payment is then added, and credits plus earnest money already paid are deducted.

Cash to close = down payment + fees + prepaids + escrow − credits − paid deposit

Reading the result

The fee subtotal describes transaction charges. Prepaids and escrow mainly describe payment timing and funds reserved for bills. Separating them helps explain why two quotes with similar lender charges can require different cash at closing. Compare equivalent closing dates when prepaid interest differs.

Before acting on the estimate

Use the actual Loan Estimate and later Closing Disclosure to replace these example amounts. A credit may have program restrictions; the arithmetic does not establish what a lender permits. A deposit should only be deducted if it has already been paid and will be credited at settlement.
